GENERAL TERMS AND CONDITIONS OF SALE

Article 1: This seasonal rental contract is reserved exclusively for furnished tourist accommodation.

Article 2: Length of stay: the tenant, having accepted the terms of this contract, entered into for a fixed period, may not, under any circumstances, claim any right to remain on the premises after the end of the stay.

Article 3: Conclusion of the contract: the reservation becomes effective once the tenant has sent the owner a deposit of 30% of the total rental amount.

The rental agreement entered into between the parties to this agreement may not, under any circumstances, benefit, even partially, third parties, whether natural or legal persons, unless with the written consent of the lessor.

Any violation of this last paragraph may result in immediate termination of the rental agreement at the tenant's expense, with the rental income remaining permanently acquired by the lessor.

Article 4: Cancellation by the tenant

a) Cancellation before arrival: The deposit remains the property of the lessor.

The lessor may request the balance of the stay if the cancellation occurs less than 30 days before the scheduled arrival date.

If the lessee does not respond within 24 hours of the arrival date indicated on the agreement, this agreement becomes null and void, and the lessor may dispose of the accommodation. The deposit also remains the property of the lessor, who will request the balance of the rental.

b) If the stay is shortened, the rental price remains the property of the lessor. In this case, no refund will be issued.

Article 5: The guest may cancel their reservation free of charge up to 30 days prior to arrival. The guest must pay the full amount of the reservation if canceled within 30 days of arrival.

Article 6: Arrival: In the event of late or delayed arrival, the tenant must notify the landlord.

Article 7: Payment of the balance: The balance of the rental is payable upon entry to the premises.

Article 8: Inventory: An inventory may be drawn up jointly and signed by the tenant and the landlord or their representative upon arrival and departure from the accommodation. This inventory constitutes the sole reference in the event of a dispute regarding the inventory.

The cleanliness of the accommodation upon the tenant's arrival must be noted in the inventory.

The cleaning fees are included in the total amount.

Article 9: Security deposit or deposit.

Upon the tenant's arrival, a €300 security deposit will be requested by the landlord in the form of a pre-authorization on the tenant's credit card. Pre-authorizations are blocked on the day of check-in and are automatically released a maximum of 30 days after check-in.

After the joint departure inventory has been prepared, this deposit will be returned, less the cost of restoring the premises if any damage is noted.

In the event of early departure (before the scheduled date) preventing the inventory from being prepared on the tenant's departure day, the security deposit will be returned by the landlord within one week if no damage or missing items are noted.

Article 10: Use of the Premises. The tenant must ensure the peaceful nature of the rental and use it in accordance with its intended purpose. The owner reserves the right to enter the property at any time if deemed necessary.

Article 11: Capacity: This contract is established for a maximum capacity of 10 people. If the number of tenants exceeds the capacity, the lessor may refuse additional guests. Any modification or termination of the contract will therefore be considered at the client's initiative.

Article 12: Pets: This contract specifies that the tenant may stay with a pet, except for the Cigognes and Marchands gîtes. The tenant agrees not to leave their pet alone in the accommodation and to ensure the peace and quiet of the neighbors, and to allow it to relieve itself in the public areas provided for this purpose.

Article 13: Insurance: The tenant is responsible for all damages incurred as a result of their actions. They are required to be insured by a resort-type insurance policy for these various risks.

Article – 14: Disputes, Any complaint relating to the inventory of fixtures and the condition of the description during a rental must be submitted to the CLASSIFICATION ORGANIZATION within 3 days of entering the premises. Any other complaint
